
As the summer tourist season is in full swing in Provincetown, people walking down busy Commercial Street may not realize change could be coming, with several big businesses listed for sale, two with price tags at more than $10 million.
Here are six properties, all within less than half a mile of each other, that are listed for sale.
Some are still open, some are Provincetown staples and some have been on the market for more than a year, but all are in a small stretch of Commercial Street offering prime foot traffic on and off season.
The Lobster Pot
The Lobster Pot, feeding hungry tourists chowder and lobster rolls near the land end of MacMillan Pier since 1979 under the McNulty family, is for sale for $14 million, according to the listing by Premier Commercial.
The property at 321 Commercial St. has been for sale since January 2023, but the business has still been open as it looks for new owners.
The sale includes the land, buildings, business, equipment, improvements and brand, according to the listing. The building offers multiple dining rooms and bars on two levels of waterfront dining.
Lands End Marine Supply
Just a few doors up Commercial Street, another Provincetown institution is for sale, with a price tag of almost $12 million that has been on the market since last summer.
Lands End Marine Supply, an independently owned and operated True Value hardware store, may not offer sit-down dining, but it sells just about everything else.
The mixed-use building built at 337 Commercial St. in 1900 offers “one of the largest parcels in the TCC Zoning District with 141.87+/- feet of frontage,” its listing reads. It boasts more than 15,000 square feet of retail space on the first floor and more than 7,000 square feet of combined office, retail and residential spaces on the second and third floors, including a penthouse with panoramic views of the bay. There are about 18 parking spaces.
The property is listed with Gibson Sotheby’s International Realty for $11,995,000.
The Pilgrim House and Landing Restaurant
Across the street from the hardware store, another sizable property is for sale at 336 Commercial St.
The Pilgrim House and Landing Restaurant, an almost 13,000-square-foot property at 336 Commercial St., includes 18 hotel rooms on three floors, a full-service restaurant on the first floor, as well as a “theatrical room for the presentation of artistic productions,” according to the listing.
The Pilgrim House has a long history, according to its website, opening around 1810. “Like its modern counterpart, the Pilgrim House doubled as a nightspot,” the site reads. The building, as it had come to be altered and expanded since it first opened, was destroyed in a four-alarm blaze in October 1990 but was rebuilt. It’s now listed for sale with a $5.9 million price tag through Premier Commercial.
Tin Pan Alley
Down a few streets, across Commercial Street from Town Hall, another restaurant is for sale. Tin Pan Alley — celebrating its 12th season, according to its website and still open for lunch and dinner at 269 Commercial St. — is also listed by Premier Commercial for $3.5 million.
The sale includes the 3,255-square-foot lot, the 3,427-square-foot building — with the restaurant on the first floor and a four-bedroom residence on the second and third floors — as well as “improvements, business, equipment and brand known as Tin Pan Alley Restaurant,” the listing reads.
WayDownTown
Right next door to Tin Pan Alley, at 265 Commercial St., WayDownTown is also for sale.
According to its Yelp listing, the restaurant was established in 2002 by a Cape resident who changed it from a pizzeria/deli to more upscale dining with live entertainment. It’s now closed, with Premier Commercial listing it for $2,780,000, down from the original $3.5 million listing price.
The 4,008-square-foot beachfront lot includes the restaurant on the first floor and three apartments on the second and third floors that overlook Provincetown Harbor and the beach, the listing reads.
Jimmy’s HideAway
Even further down Commercial Street, Jimmy’s HideAway is for sale, listed with Premier Commercial for $1.4 million.
Jimmy’s HideAway has been at 179 Commercial St. for more than 12 years, and offers waterfront patio seating and three indoor dining rooms in a 1,082-square-foot space, according to the listing. Its Resy.com listing describes it as offering “inspired American cooking with European touches served at this romantic subterranean haunt with bar.”
