The average price for a house in Worcester has continued to rise yearly and is fast approaching an average price of $500,000.
According to Zillow.com’s Zillow Home Value Index the average price for all houses in Worcester is $411,513 — an increase of 10.3% from last year. Over the past five years, the average price of a single-family home in Worcester rose to $425,964 from $257,648, the website states.
In an email to MassLive, Dan Meservey, a real estate agent representing Mathieu Newton Sotheby’s International Realty, wrote that the lack of housing inventory has played a major role in the rise in housing prices and rents in both Worcester and in Massachusetts.
“Seems like we are going to continue seeing a rising trend on home values until more inventory comes to the market,” Meservey wrote. “Although we do see more homes coming up for sale, the pent up buyer demand devours that inventory within days of hitting the market. And again, increasing the home values because you have multiple buyers competing and bidding up prices on these homes and in most cases the winning offers being well over the asking price.”

Here are some homes recently listed in Worcester for around $500,000
1. 26 McKinley Rd. – $499,900
First constructed in 1890, this multi-family home features four bedrooms and two bathrooms, according to realtor.com. According to the website, the house was listed for $499,900 on April 8 and has retained this price as of May 29.
“This two-family home is ready for owner occupancy or a great investment opportunity,” wrote Dave Leal of the Leal Realty Group. “The first floor will be delivered vacant, and the second floor is a tenant at will. Tons of other area amenities including Green Hill Park are within walking distance.”
This four-bed, two-bathroom house was listed on May 28 and is located in Worcester’s Tatnuck neighborhood, according to realtor.com. The website states the house was built in 1969 with an open house scheduled for June 1.

According to realtor.com, this three-bedroom, three-bath house is built for a single-family and is located in Worcester’s South Quinsigamond village near Route 122A. The house was first listed on May 27 and has had no bids as of May 29, according to the website.
“The expansive backyard is perfect for entertaining, featuring a patio, lush gardens, and ample space for outdoor activities,” wrote Dan Meservey of Mathieu Newton Sotheby’s International Realty. “Despite its secluded ambiance, this home is conveniently located near major highways and public transportation, making it an ideal choice for commuters seeking a tranquil retreat without sacrificing accessibility.”
This multi-family house on S. Ward Street features four bedrooms and two bathrooms, according to realtor.com. The house is located near Polar Park and that it takes an average of two minutes to travel to the stadium by car. According to the website, the house was re-listed on May 17 for $465,000 — a price that was lowered by $10,000 on May 24.
“Just a short give minute walk distance to Woo-Sox Polar Park with nightlife & restaurants,” wrote Karen Perry of Media Realty Group. “Schools are within walking distance as well. Currently owner occupied so rents can be raised to market rents immediately.”
This single-family house features three bedrooms and two half-bathrooms and sits near Sunderland Road., according to realtor.com. A website map shows the location of the house within driving distance of both Rice Square and Roosevelt Elementary Schools.
“This well cared for home is in a wonderful commuter location with easy access to UMASS, MASS Pike, Major Routes, Great Restaurants, Hanover Theater, Tuft’s Vet School and Universities,” wrote Mary Surette of Coldwell Banker Realty – Worcester.
