Southwick Planning Board being sued by Sunnyside Ranch developer over road bond

SOUTHWICK — Sunnyside Ranch Estates LLC, a defendant in a 2021 lawsuit over two crumbling roads in a Southwick subdivision, filed its own lawsuit last year to appeal the town’s order that it post a security bond.

Determining responsibility for repairing Overlook Lane and Sugar Maple Lane, two residential roads in a housing development surrounding The Ranch golf course, is at the heart of both lawsuits. The town’s Department of Public Works estimates the roads require $560,000 in repairs. That’s the same amount of money the Southwick Planning Board sought last year as a security bond from Sunnyside Ranch and another developer involved in the subdivision’s construction.
